Drivers of Demand: UK Non-Doms and Emerging US Interest

Two significant indicators are fuelling demand in the Algarve. The UK’s Autumn Budget, which abolished the non-domiciled (non-dom) tax regime, is prompting many High-Net-Worth Individuals (HNWI) to exit the UK. This has presented a considerable opportunity for overseas markets, particularly the Algarve, where we’ve seen a notable increase in transactions from UK buyers.

Furthermore, the USA is emerging as a strong potential market. Amid growing political polarization and social unrest, many Americans are seeking stability and security abroad. Concerns over economic uncertainty, divisive politics, crime, infrastructure, and rising anti-LGBTQ+ sentiment are directing property buyers towards more stable regions like the Algarve, driven by a desire for peace of mind, a higher quality of life, and long-term investment opportunities.

The Algarve: A Premier Year-Round Lifestyle Destination

The Algarve has successfully transformed into a premier lifestyle destination. Significant investments in world-class golf courses, sports facilities, dining experiences, international schools, and private hospitals have elevated the region beyond traditional real estate. It is no longer merely a summer holiday spot but a vibrant, year-round destination ideal for a long, healthy, and fulfilling life.

Measured Growth and Price Resilience

Over the past 12 months, the market has shifted to a more balanced state. This reflects a natural normalisation driven by stable economic conditions, resulting in an extended buying cycle where buyers prioritize long-term value over impulsive purchases.

The limited inventory of premium properties, as early pandemic buyers show little inclination to sell, continues to fuel demand for new construction. Buyers are willing to pay a premium for bespoke, high-quality builds in sought-after locations, indicating a persistent absorption of quality properties.

Buyer Profile and Price Trends

Our research indicates a 5% increase in UK buyers, a trend expected to grow further. Overall, UK buyers represent 78% of the market mix, followed by Ireland (7%) and Portugal (3%). The USA, currently at 2%, is poised for further growth in 2026. 

Despite global market turbulence, central Algarve’s premium golf resorts recorded an impressive 8.9% average price growth in 2024, this signals healthy stabilisation and a return to sustainable long-term trends.

We anticipate continued market stabilization and strong sales volumes into 2026. Monitoring property valuations, inventory levels and new construction rates will be crucial. The sustained interest from foreign buyers, whether for holiday homes or permanent residences, underscores strong market confidence.
